Can someone explain how to calculate a 1.25 debt coverage for a 1 million dollar loan and a 10% liquidity. Does it have to be all cash? I am new to this and I am looking at a multi family unit.

Thanks for the recommendations. Today I looked at erentpayment and Venmo and I think I am going to use both.  I believe the younger tenants will like Venmo and the older tenants would probably prefer erentpayment. I do agree that erentpayment look like it has a lot more features; however, you can't beat "free."
