A “free” old amenity.  They were verbally told that Ac was left behind.  But of course 2 years later, it’s now an issue


I just find it ridiculous that they don’t see the value of their below market rent and are pushing for a new ac…too old to repair

I have a good tenant in my two family rental in Astoria queens Ny 

the air conditioning unit which is in a wall sleeve has stopped working    the air conditioner was left by a previous tenant however the  current tenant is under the assumption that  it is my responsibility now to repair or replace it 

I politely told him no

they’ve been there for 2 years without any increase for $2300 a month which includes a parking space valued between 150/ $200 month, includes Heat and cooking gas …a $40-50 mo savings for them 

comparable Apts listed for $2995/mo, plus utilities  and $150/200 mo for parking

Any advice on how to handle?

Thank you for your input!  In understand about the initial investment costs and probably would not get a return the first year especially with coin operated.

What do you think about installing a regular washer/dryer (not coin operated) and charging a flat rate to each tenant....something like $50 per person/per month?

Not crazy about using space as a storage unit.  Plus the area is surging with new buildings that offer many amenities and therefore grabbing more $$$.  I think a washer/dryer unit is more enticing.  I do realize more maintenance is involved.


Does it make sense to create a laundry room in a three unit building in Astoria, Queens, NY (Upper Ditmars Area)?

I'm considering creating a laundry room in a portion of the garage.  The area rents are great and buildings with laundry rooms attract more $$$.

Not sure if I should put in coin operated machines, submeter for track water usage, or charge a flat fee ($50 per person per month).

Any insight would be appreciated!
