I found a friend that wants to partner with me to buy tax deeds. Basically he will put his money to buy more deeds.  Whatever we buy the deed will be under my name because I was the one doing the registration and giving the documentation to the sherriffs  office, so what kind of contract or document can we sign to establish what is our partnership % so that he knows his money will be safe and to protect ourselves if something happens to any of us till redemption period.

Yesterday I posted a question about preforclosures but I guess it never got posted. I cannot access the forclosures category in forum and cannot access to my account or to update my photo either. What should I do?

I listened to the podcast where Shawn Horsapple was interviewed and it was really encouraging an got me motivated again. I live in the San Antonio Texas area and I've been working on deals and offering in all properties. The challenge comes when I check the houses, I can see they need A LOT of renovations, so when I make my numbers the offer turns out to be very low. Any advise or suggestions ?

I've read very interesting articles about how real estate investors started and became very successful. But is there anyone willing to share their experience if they started with my similar conditions: Already with a family, with teen age kids about to go to college in a couple years (Very Scary) It will really help.
