@Matthew Choi Absolutely It does help, so with the construction loan that I would essentially paying for 2 loans , the mortgage and the construction loan

Great idea to utilize your VA loan because a lot of veterans do not realize the power of that loan. With that being said, I would recommend raising capital to fund your rehab costs through investors or go to a bank and get a construction loan to finish the rehab. In my opinion, raising the capital will be easier as long as the deal is profitable, will cash flow, and hopefully appreciate over time. You will be shocked at how many people want to invest into real estate, but don't have the time to do the ground work. This is where you come in, show them the numbers on the deal and how the investors will get their money back and when. If you cant find any investors, then getting a construction loan will be another options for you. I would go to the community banks first and let them know about your property and your business plan with it. They will review the numbers and bring it to their board and reach back to you if it is something they are interested in.
