I purchased a duplex in Lorain in May of this year and hired a general contractor (GC) I found on Bigger Pockets. He started the work in June with an expected completion by the end of July. During that time, I received a letter from the City of Lorain about some violations, including overgrown grass, missing handrails, window frames, and not pulling the necessary permits. I forwarded this to my GC, and he assured me he would take care of everything, including pulling the permits.

Work continued, but after mid-July, the weekly updates from him stopped. Despite my constant follow-ups, it became clear no one was actively working on the property. He kept making excuses, saying the crew would start the following week, but nothing changed. I even sent a few people to check the property, and still, no work was being done. His last excuse was that he was waiting on cabinets and materials—this is just a standard rental rehab.

By September, I decided to end our contract and started looking for a new contractor to complete the work. Then, two weeks ago, I received another letter regarding the same violations, this time with an official notice and a court hearing date in Lorain. I’m based in California, and it seems the building department is upset about the lack of permits. I have a hearing next Friday, and I’m unsure how to handle this situation. Any advice would be appreciated. This was a full gut renovation, about 70k rehab.

What is the general contractor's name? I want to ensure I include him on my list of contractors to monitor.

Joe Canfield. Seemed like a very knowledgeable guy, not sure what exactly happened after the mid point but he kept lying to me.

Post: Help with a leaning porch/deck

Hi,

I'm currently facing some issues with a project in Lorain. The contractors I've hired have not been reliable. One contractor, who was recommended to me, left the job about 60% complete and has gone MIA. After realizing he wasn't truthful with me, I ended our relationship.

The second contractor started on the flooring but then got COVID and had to leave. My main concern now is the unfinished porch.

I'm receiving bids that are all over the map: some are as low as $1,300 for labor, while others range from $4,000 to $10,000. One contractor claims he can finish the job in a day with three workers, while others estimate it will take a week.

I'm not sure how to proceed with this situation. Any advice would be greatly appreciated!

Thank you.

I recently heard from my tenant about consistently high water bills—over $1,000 each month. After checking the online portal, I see the current balance is over $3,100, and the water was shut off two days ago. The tenant has been facing these excessive charges for about three months but only just reached out to me.

In Akron, I understand that the property owner is typically responsible for the bill, though our lease specifies that the tenant is responsible. Since the bills are sent to the service address, I wasn’t aware of the situation until now.

I’d like to arrange for a plumber to diagnose the leak, but with the water shut off until the balance is paid, I’m unsure how to proceed. What do you recommend as the best course of action?

Thanks for your guidance.

Hi! I am currently under contract for a property near the hospital in Clark Fulton, I read some forums saying it is a D/F neighborhood, is that still the case today? I'd assume near a hospital would be a great area to purchase a rental? The house is on Trowbridge Ave, 44109.

Hi, I am looking for some referrals for a GC in Cleveland to handle a full Rehab of 3/1 property. Must be trust worthy and reasonable cost. Appreciate it.

I am looking at a few properties in Cleveland, does anyone have a reasonable general contractor to do the rehab? Please send to me if possible.

Hi all, I am looking to buy some properties out of state for cash flow. Any city recs? I was looking into Cleveland, I have some properties that caught me eye in the 80-100k range.. I wanted to pick up a few and rent them to section 8. I just wanted to know, how is the rental market? How fast will section 8 tenants apply? Is there demand? Or too saturated?
