@BruceSantos I have used CPA Daniel P Kennedy in San Mateo for many years. I chose him and have stay with his services because he is a real estate investor as are many of his clients. Each year he explains changes in the tax law that will impact me as an investor. He sent out special bulletins as congress changed the tax laws in December advising what steps should be taken  as a result. I would check him out. 

I too have been looking for a general real estate attoeney in San Francisco so would be interested in what advice you receive.

@StephenHerbert, you are spot on with your recommendation to check your credit. I am working with a company to correct errors and clean up my credit history right now.  Items are being addressed that I never new I could address until I engaged someone familiar with doing this.  While I realized you can address issues on your credit report directly with the credit reporting agencies, I chose to work with a company that does this and is familiar with the processes. When done I will be in a much better standing to secure credit at a much better rate.

Update... Since I joined in on your goals on Jan 15 I have completed 16 podcasts, engaged to two BP posts and read one book. 

For the month of Feb, I will keep the goal of one podcast a day and reading two books this month but will up my participation on BP by participating in a minimum of 5 conversations.

First, congratulations on your purchase and for succeeding at Brandon’s 90-day challenge. Way to go!

I suffered from the 2008 financial crisis because of poor choices made as a new investor—I started out in 2006. The lessons I learned from that made me more cautious and conservative in my approach. With my purchases of SFR's since then I have stayed away from the ARM products because I personally want to know what my payment will be throughout the term of the loan.

With that said, cash flow is king. If you are in positive cash flow with your monthly MIP, I would force an increase in rent through improvements as suggested by @MichaelLewis, build equity and refinance later with a conventional loan.

Jeffrey, thanks for this post. I am new to BP (this is my first post to comments) and am just today setting my 2018 goals. 

I will join you by adding the following to my goals:

1. Listen to all the PB podcasts

2. Start being interactive on the BP posts. 

3. I live in San Francisco and the market here is out of my range so another goal is to investigate more affordable markets elsewhere--I do own property in Las Vegas so I am starting there.

I welcome input on this last goal regarding markets I should be looking into!
