I'm attending to the meeting for networking and see what's up, I've never attended one. But you're right, there will be a sales pitch, but I always ignore that part.

Do either of you attend any local club events that you would recommend to be of value? I'm pretty mechanically inclined, so I do plan to do a lot of the rehab on my own, at least for the first one and see how it goes. And yeah, this November 4th there's going to be a BREIA (Broward REIA) meeting 5:30-8:30. Also, there's another thread here in BP I can't find it right now, but it's about a meetup that South FL investors, here at BP are organizing. I'm not sure when it is, but look it up.

I read that @Account Closed organizes awesome meet ups as well? 

Sorry I didn't answer before, was my wife's birthday/Halloween! 

Last, I also recommend you to set up some keyword alerts like Miami, Fort Lauderdale, South Florida, etc.

Hey @Joshua Pavao! Welcome to BP and to Miami! I just moved to Miami, FL about two months ago too, from Texas! But I used to live down here, so this is like home to me. I wish you good luck in your REI, and if you got any questions I can help you with, don't hesitate to send me a message!

It's too bad I can't make it, but I'm very glad to see that many people in here are wanting/trying to organize some BP meetups!!

Hey! Welcome to BP! I'd recommend setting up your keyword alerts such as "Dallas" or/and "DFW" so that when your area/city comes up in a discussion you can jump right into it and network with investors near you!

My wife and I just moved from Austin to Miami... Oh do we miss big ol' Tex....

 Valid point. He mentioned he's got kids, is he paying college tuition, alimony, food, etc.? Better check those bank statements!

First, tell him to show you the agreement as a proof of income. Just like investors ask for a purchase order from a company they invest in. Also, verify the agreement. 

Additionally....

I lived one year outside the USA in 2013. When I came back, it was hard for me to rent any place for the obvious reasons, no income, no previous housing for a whole year. But I had savings though, so I paid Sic months in advance at my apartment complex where I lived. Could this be an option? 

If he sounds so committed to renting your place, and he's got all that cash, I don't see why he would refuse. Let's just say that a window tinting business doesn't have such a high cash turnover, so he won't be needing it all.

What do you suspect of him?
