@Dave Foster Morning Dave, you were a great help last year in answering a 1031 question I had. I have another if you have a few minutes to let me know your thoughts: I have a rental property. I am considering selling it and using it as a 1031 to buy another rental property. Lets say in the future I sold THAT property as a 1031 and bought ANOTHER rental property, then in the future decide to sell THAT property, but NOT do a 1031 exchange, just want to be finished with it (hope I didnt lose you on that). Question is would I owe capital gains tax on ALL of the previous properties that I owned? Or just on the appreciated value on the last property that I sold? I understand how the process of a 1031 exchange works, but didn't know the tax ramifications worked if I keep selling and buying using 1031 exchange...any advice you could offer would be appreciated! Thanks Dave-Ron

Hello all! Had a question about the use of a 1031 exchange, sorry for the backstory but it may be helpful! Bought a land lot 2 years ago for $50K with the intentions of building a rental property. I've decided to purchase a house instead for the same purpose. If I sell my current lot for say $140K, can I use the proceeds as a down payment for the house, with me paying cash for the remaining amount of the cost of that house (lets say its $250K)? If so, if I rent that house for a number of years then decide to sell it outright (no Exchange), what part of the purchase/appreciation/etc am I on the hook for regarding capital gains? TIA!

Hello all! I'm ready to pursue flipping my first property, preferring to start in South Carolina, my home state. Can anyone advise what they feel to be the best town/city to find properties, flip, and get the best ROI? The cities I'm looking at are Greenville, Columbia, Florence (my hometown), and Charleston (or any other towns I may have missed). Also, anyone have any wholesale lists for those cities that they can share? Thanks in advance for any advice!

Looking to buy some investment properties in S.C., anyone here have any good insight? I'm a newbie investor, but am leaning towards a buy/hold or AirBnB model. Any recommendations on cities or towns with more favorable returns?

So in talking about commissions, what are typically the commission arrangements for a buyers agent securing a commercial lease?

Thanks for the advice so far! @Chris Mason Agreed, my intent is to definitely pay this judgement, I know it's a hard stop between any future regarding owning a home. Just trying to see if negotiating the amount due is an option, and if so, the best way to go about that...thanks!
