Hello all. I am in Reno, Nevada and will soon have complete ownership of a 6 bedroom, 3 bath primary residence. However, it will only be me and my two children living there. I think the upstairs portion of this house is an ideal candidate for a separate rental unit as it has two bedrooms and one bath with an area that could be a dining/living room. It is completely isolated from the downstairs part of the house. I could put a locked door at the head of the stairwell and a separate entrance leading directly upstairs. At least those are my ideas... Does anyone have any experience with something like this? I would love any and all feedback on this idea. Thanks in advance!!

We spoke to Clayton and wil likely be moving forward the beginning of September. My wife and I were impressed by him and he seems legit.

Hi Chris. We are in Reno and in a very similar setting. We are also looking at working with Clayton. Everything seems great. The one thing I have been thinking about is how and when to move the properties into the LLC.

Hello all. My wife and I have jumped into investing in rental properties recently and hope to have our first deal done in September. Right now I am in "absorb information" mode - I have read Brandon's book "The Book on Rental Property Investing," Gary Keller's book "The Millionaire Real Estate Investor," books on negotiation, and books on how to manage the finances. I am anxious to learn more on the BP website and podcasts.
