blockage was between "the front yard clean out" to " the main swer line towards road".

nothing came out in snake, as it probably got pushed to main sewer line.

there is a huge tree on front yard, might be culprit, but never had issue in past three year.

noticed, tanet have over the ground pool setup in backyard.

Closed this sfr property couple weeks back, noticed the dryer was taking a lot of time to dry, so checked the vent it was clogged badly.

cleaned with vent with vent cleaning brush, end to end.

when I pushed the brused from outside point to inside, I can see the brush inside, so its clear.

can't confirm same thing other way around, as its hard to see from outside and there is not enough space to put the hand inside to check.

the weird part is when I connect the dryer, I feel only less than 5% of air coming outside. when I run dryer without connecting to vent it blows air normally. guessing the most of air is venting in crawl space from a leak or something, is it safety concern? would home warranty cover it (not sure if they would go in crawl space to fix vent if there is any issue)

vent has atleast 3, 90 degree turns. and goes through crawl space, guessing one of the connector might have gap or might be loose.

any pointers or suggestions ?

so whatever culprit comes out from drain, won't be their responsibility? as they are using from over two weeks ?

@Brian Zaug thanks, forgot to mention the house is in California, so no basement here.

So new tanent moved in couple weeks back, and today they reported that both toilets in the house are backedup and clogged. They tried plunging but no luck.

no kids, and he was swering that they didn't put toilet paper or anything which can clog.

its weekend and they feel plumber need to snake in from outside of the house.

bathtubs are okay but some glumping sound when shower in use, they said.

bath sinks are fine.

what do you feel, what could be the issue ? I was staying in that house for 3+ years before them, and had no plumbing issues.

what worked best for you regarding mortgage shopping while in contract ?

if we go shop multiple lenders, wouldn't its going to hurt the credit? as they would all first pull the credit.

details: primary residence, 20% down, 30 fixed , conventional jumbo loan, bay area California

from my lender they quoted 3%, but seeing around 2.3- 2.5% in internet at other lenders.

what do you suggest ?

also, looking for combing insurance (primary + rental +auto) , what would be good place to look for ?
