My last eviction in Massachusetts took 5 months for them to move via the court, left the place in shambles and was granted a repayment plan by a mediator of $ 50 per month till balance is paid off.... They still owe me $ 3600 this could take a while.  

I would shoot for the unoccupied homes if I were you

I owned a 6 unit small retail property many years ago and one thing that hurt our cash flow is when a tenant left the space sometimes stayed open for a few months at a time unlike a multi-family.

Option 2 is to purchase and sell as biz condos

my two cents: I prefer multis, 3 plus over singles and two families as inevitably you will have vacancy, late or missing rental income and it n my eyes is easier to swallow a piece of it than all your income or the property.

Maybe down the road you could also convert to condos

Not this soles any of your problems with the separation of boiler or not but I would also check with Mass Save for rebates and or 0 interest loans.  Here is the link for the rebates. https://www.masssave.com/rebates.

I also utilized a community grant from Community Team Work in the past which was matching funds for improvements with the city in the past that the payback was forgiven over ten years.

Its worth a try as I know I would not want to pay for someones heat bill

I have dealt with zoning in the past at lost but on the other hand  the link you sent shows a "WOW" home.  Being in the trades I wold proceed by PAYING a contractor for his/her time to come up with a budget for the conversion.  Guessing on something like this could break the bank.  A couple things that could be costly is the separation of electricity and heat for all three units as I always hate paying for someone elses heat.  I would also look to plan ahead just incase you ever want to convert to condos in the future

My PM refills the units if the tenant does not last for six months for some reason and it occasionally happens for different reasons.  I prefer to have them handle everything as I do not even know who the tenants are.  I managed them myself for over ten years and handing the entire kit and kaboodle (old school lol) to them freed up my time as well as my worries.  All though they make their money monthly on rent collection and management in my eyes they are also own the tenants and the problems or smoothness when they find good tenants.

This being said, Let them rent the units and use your time to find the next opportunity

Hello Jason,  I also have a vacation property in your neighborhood in Middleton on Sunrise Lake.  I will check into Rochester for multis as of right now I have been just been looking around as probably will not be ready till mid summer.

Richard thanks for the input.  As for tough neighborhoods in Laconia, I am a past landlord in Lawrence and Haverhill, MA and have seen most during the last 16 years

Thanks for he input Ann.  I have a house we are considering renting out by the week on a lake in NH and now looking at others in the area.  You mentioned you would shy away from Laconia, why is that?

p.s.  I notice you are from Tyngsboro, I owned commercial property in that town for 10 years
