 I own a few properties in Iowa and have friends with properties in multiple Iowa cities. I'd agree with @Bryan O. Iowa is in the middle. But, I'd also add that it varies by city. Some cities are much less friendly to property investors. So, do the research and ask investors with properties in specific cities.

in IA, yes, you can collect up to twice the monthly rent in security deposit. I don't.

I'd had some training early on that suggested the security deposit should be greater than a months rent, and never described or related to the LAST months rent. Some tenants could take the deposit as their last months rent and simply fail to send you the last months rent.

That potentially leaves the landlord in the position of trying to collect either the last months rent or collect for damages from the same money.

I charge several hundred dollars MORE than the months rent. No one has ever had an issue with that.

I just added Crushing It in Apartments and Commercial Real Estate: How a Small Investor Can Make It Big to my wishlist yesterday. So, I'm going to pull the trigger on that.

I've also invested in Rich Dad training. I'm at the end of that training. It was good training, and the mentoring was great.

I'd agree with your observations as well. I'm only on my second flip here in the Midwest. Margins are difficult and a lot of people have gotten into flipping. It's been a seller's market here for quite a while. My feeling is that's changing over a bit as DOM is increasing in some price ranges, and I'm seeing more listings with price reduction in the MLS.

So, I'm watching to see if some of these flippers that didn't analyze the deal for a market pullback might get burned.

Hi everyone,

I've been investing in SFH for several years now, and last year added a line of business for flipping homes. I continue to work that pipeline, but for buy/hold strategy I'd really like to add at least one multi-family by the end of the year.

So, I'm looking for good [current] book recommendations on analyzing multi-unit (quadplex and up) properties.
