I prefer blue-collar neighborhoods. Hands down, the best rentals in OKC and Metro.

I don't remember most deals anymore, but we bought a house a few months ago for our toddler daughter (college fund or entrepreneurship fund or another corvette for daddy). Ballpark, we're all in at 65K and it's worth 99K. So easy brrrr. Rent's for $825 I think. Orig we conservatively did rents at $750 the ARV at 85K then appraisal came back at 99K. Some areas are exploding in values.

We thought we would have to break our own rule of BRRRR above 70-75% at 80% on this deal, but now it's back down to 65%. Yeah, on not breaking our cash-out-refi rule! :)

We bought this deal from a wholesaler. 

We prefer to:

  • rehab/flip or wholetail white-collar neighborhoods at 100-200K ARV(150 under sweet spot. Starter home).
  • rentals blue-collar neighborhoods at 50-100K ARV (80k sweet spot).

She's one of our rising starts at Spearhead Realty and she knows how to find deals.   Helps a lot that she's a past investing student and already an full-time investor.  Even convinced her husband to go full time investing and join the Realtor team.  Power teams are great! It's for our current investing students; usually 20 or so at a time.  As you probably know, insurance is not exciting to investors though they really need to understand it better.  It's usually eye-opening for them if you focus on education and less selling a service.  They'll buy once they realize what they don't know, they don't know, ha ha.

Great opportunities to network, learn and hear about training/mentoring classes that you can enroll in. The training my wife and I went to is invaluable. We got our first deal while in the class and are now on our second flip. We did our due diligence as we learned during the class (multiple inspections, bids etc.) but this flip turned into a complete gut job. It has been difficult at times but without the confidence instilled during the classes, it would have been easy to give up and lose money. Highly suggest you get training but at least network.
