Post: Wholesaling in the DMV

I am gathering all info on wholesaling in MD, VA and DC. I have been looking over the laws here just to make sure I won't come across any issues once I begin my journey. Does anyone who has experience wholesaling in the DMV know if it is required to use a title company during closing and/or is it required to use an attorney?

Thanks a lot for reaching out @Elizabeth Nourse I see that you have a ton of experience in RE. I would love to connect with you once I am ready to begin my journey so I can be sure that I am on the right track. I have looked into DC Real Estate Investor Communities. Which one do you think is the best? I have done some research of the Academy run by Sherman Ragland. Seems like every page has a sales item on it, I'm not sure if it is a community or a web-store.

My wife and I have a family owned property which will be gifted to us soon. Are we obligated to pay any IMMEDIATE taxes or fees once the property is deeded over to us?

I live in a one bdrm one btrm condo which is owned outright by my wife and I. The plan is to purchase a larger permanent residence due to an addition to our family (little one on the way). Once we move into our new home we will begin our RE investment journey by making the condo our first rental property. In this area, rent will be 1k+ per month. My current job will provide the income needed to have the down payment and closing costs for an additional rental property in the same year of our home purchase. My question is, should we mortgage the debt free condo and use the cash to make down payments on multiple properties for quicker acquisitions or... Use my personal cash to make down payments at a slower rate? I don't want to take on too much too early but I also don't want to let opportunities pass while I have the leverage. Please help

I am a 28 year old international athlete. I have been reading, studying and attending real estate investment seminars for the past two and half years. I hope I can gain a mentor or two because I am great at being a sponge and taking action based on what I learn. I am focused and highly motivated to achieve a large portfolio of real estate worldwide. I hope there are some investors out there who have surpassed my goal and want to share knowledge.
