Nice rental property with 1 car garage, fenced back yard & floored attic. AC approx. 5 yrs. old. New dishwasher. Current tenants have been in the property almost 5 years. Current lease expires in October.

Starting to get general plans together for rehabs for both rental and flips. I was wondering what experienced investors recommend for flooring. We have visited several flooring companies and a few have told us that their vinyl products are now selling more than laminate. My target market is in MS just south of Memphis. I am looking to initially concentrate on SFP's that are around 1300-1800 sf and typically sell in today's market (retail) from $110k - $190k. My goal is to provide a quality rehab, so I don't want to use junk, but definitely not top of the line at this price point. For rentals I definitely want durability, but a look and quality that will attract the right kind of renters. Any suggestions or recommendations?

Excellent advice for a newbie like me. Thanks! 

My wife and I are in a very similar predicament. We are definitely leaning toward selling and just getting out. This was not an investment purchase but my wife's residence prior to our marriage. The area took a nosedive and at best we would break even or lose a little. There is basically no cash flow. We are just learning about REI so all the info and opinions provided here have been valuable to us as well.

Honestly, I saw an advertisement for a Than Merrill seminar. I've always been interested in real estate, but never did anything about it. I'm a research fanatic and while researching the seminar, which I quickly decided not to go to, I came across a post on Google that led me here. I'm really impressed with what I have seen here so far and look forward to learning and being involved within this network.

Just getting started here, but I am familiar with that area. In my opinion, I would stay away. I would not want my wife to even drive through that area and I would not feel comfortable working on a property around there.
