Welcome to BP! It's pretty crazy you jump on this thread today. A fellow BP wholesaler is working on a multi-property deal in Moberly TODAY! Anyway....no need to talk about that here. Send me a PM and I can get you more details.
Regarding your strategy, sounds good to start and is very similar to how I began. If desired, I can give you more specific advice once you get to action and can likely suggest some human capital resources as well. I would say my unsolicited advice would be to form an LLC or similar business org to shield you from liability before holding ANY properties. I'd be happy to connect when convenient to talk more about this and other topics.

Welcome @Marcus Watkins! The Bigger Pockets podcasts (and then others like it) were my first introduction to real estate investing. I had NO experience before that. Two years later I have a small but growing wholesaling business. There are literally thousands of experts here in the forums who will tell it to you straight. If you are not afraid to learn, you can do anything you set your mind to here. Good luck!

@Mitchell Wyatt welcome and ditto everything @Travis Sperr said. You can get multiple graduate degrees in REI from all the free resources available on internet. No need to spend money yet. You will know when you have exhausted those resources when you hear the same thing over and over again and want to get deeper into a specific area that requires more than time resources. Good luck!

Post: Thinking of entering a non-exclusive agreement with real estate agent

I met an agent that works with investors from time to time. We discussed her bringing buyers to me for my wholesale deals. She would like to enter into a simple non-exclusive agreement that sets up the terms of this kind of transaction between us. My buyers list is not that extensive yet. My main goals are gaining access to more buyers for all my deals and hopefully getting access to some properties as a buyer from this agent when they come around. As I stated the agreement will be non-exclusive and I will share 30% of my fee if she brings a buyer that closes. Basically I will send her all my deals just like I do the rest of my buyers list. If she finds a buyer that closes a deal, she will get part of my fee. If not, she won't be entitled to any of the proceeds from my sale of the properties I send to her.
1) Any advice one way or the other?
2) Do you have sample agreements of this kind or essential clauses to include?

@Erin Elam you got it! It's a little tedious but the leads are much more viable than most. I got an immediate call back in November from one of these in the primo rental area in my town. I toured the property and bid on it in a sealed bid auction within one week of sending out the letter. There were only 6 investors who knew the property was for sale by the trustee. Didn't win the auction but the point is many of these houses will be sold soon after the estate is settled and you can get in the door before others do.
My first task after viewing the obit article is trying to find any property the deceased still owned when they passed. In my county, if I find one, I can send a letter to the property itself or to their permanent address if different. Hope this makes sense! Good luck!

2015 is get serious time for my new real estate business. My primary focus to achieve my goals this year is on: marketing. I am increasing my direct marketing over 10x this year. I am beginning to schedule meeting with private money lenders for my deals and have a list of 60-70 to meet and really solidify my network. I am also contacting local attorneys this month for deals with their client's problem properties. Oh and I almost forgot....and a new PRO member I look forward to giving more here in the BP forums and in the blog section to share what I am learning and what I am accomplishing as I go.
