Please correct me if I'm mistaken, but if with good planning you retire with an income stream that is close to your current earnings, you may very well pay more tax on 401k savings because you will have fewer deductions.  Hopefully your home will be paid for (so no interest deduction), you won't have dependents, etc.  Just something to consider.

@Sarah Lam great points.  You could have dropped $90,000 on a spiffy new car instead.  But you would have learned nothing (and been much further behind financially).  Well done on the new turnkey!  I'll be watching for your posts.

Fellow investors familiar with Anchorage, Alaska real estate - how do you feel about investing in small multi-family apartment buildings in the current market?  Rents seem to have been flat for several years and there has been little to no growth in the value of small apartment buildings for the last 10 years or so.  Obviously our economy has struggled with the low oil prices, but a good friend who knows the market well partly blames the subsidized housing that seems readily available.  In fact a quick search reveals several beautiful new construction apartments that are available for well under the typical rent rates (based on income, etc.)

Any thoughts?  Does this make you hesitate investing here?

@Jared Reutter very interesting thoughts!  I just love learning from the experience of others.  No doubt each style of apartment buildings has its pro's and con's.  Now if I could find one where the rents justify the price!

@Andrew Johnson that makes perfect sense.  Here in the Anchorage AK market we have a mix of both and it's one more thing we have to consider before taking the plunge into multi-family.

Hi Everyone, do potential tenants prefer an apartment building that has a single main entry and a hallway?  Or do they prefer more of a motel style where every unit has its own external door?
