Depends on which side of the process you’re talking about. If you are referring to adding buyers then I think maybe not so much. To land quality cash buyers will take good networking. If you're trying to generate leads then I think a site that is a little more tailored to the seller is more appropriate.

Yeah, your B-C realtor will also be your A-B realtor making him/her about 9%.

If you are assigning contracts for only $1,000 then you are leaving money on the table. You should be making much more than that.

I'm interested to know if a sub2 would have been a good idea? What type of cashflow did the rentals have? I know that may not be your strategy but hey 12 rentals in a week with a decent cash flow? Could be interesting.

If your an investor and an agent, I don't see the problem as long as you are not representing the seller.

EX: You are checking out the MLS and see a SFH that looks to be a good deal. You check out said home and in fact it would make a great rental and bring in very nice cash flow. The home is discounted 30% below market. The seller has an agent already so you approach the agent and tell them you are an agent as well but are interested in the home for your portfolio. You purchase the home.

I can see being an agent would give you great insite into the good deals out there right when they hit the market instead of relying on someone else.
