hello all,

I have been running into an issue, it seems that when I find a home I am interested in purchasing, I reach out and they are under contract already. The good is I maybe choosing good properties since there is competition, the bad is others get them first. I usually search online with Zillow and/or Realtor.com or simply just drive around and look for sale and for rent signs. Just wondering if people had any tips on how to get to them first and or would you suggest I connect with a Realtor?

You will pay more because you will pay the percentage on the loan, but you will only invest 20k so you will have more cash on hand which is common. The real problem with this and this is common is that the value of a dollar is different to everyone. If 100k will not do much damage then buy the property out right, if it will then your route is best with taking out a mortgage. There really isn't a wrong or right it just depends on how deep your pockets are.

I would notify them in writing that this is a violation of the lease agreement and give them 30 days to make adjustments, with that being said I think the best route to take is @Antonio Samperi's idea.
