I keep hearing that Tennessee has a hot market. I was looking into the Nashville area and do see some opportunity but I wanted to get people's perspective for this area to do business in. Any advise would be helpful. Thank you.
Can anyone advise or recommend a reputable property management company in the Houston Tx area? In addition would anyone be able to give a rough estimate on cost for services? Ex: 3bd 2 bth 12-1300 sqft Renting at $1350 a month.

Im ready to purchase my first property and I'm looking in the Tx Houston, San Antonio area. Or Kansas City, Indianapolis, or possibly Sacramento CA. I'm looking for advise on how to proceed to purchase wholesale properties. Any advise would greatly be appreciated.

My understanding was to protect the investments. I haven't looked into a Umbrella insurance policy yet but that term keeps popping up al over so I'll be looking into that. Mainly I want to cover my assets for the long haul. Leave a safe legacy sorta speak for my family (kids). Also I've heard to create LLC under the state were the properties reside in along with start with an LLC in the state I live in. CA has a franchise tax that's not avoidable. So starting a LLC in TX would not benefit me. I'll definitely look into an umbrella policy first as I'm unfamiliar with this type of policy.

Hello, I'm new to the real estate investing business but very excited to finally get started. I'm looking to buy a home in Houston Tx to use as a rental property. (I reside in CA) I have a few questions; 1. If the deal finalizes when I'm about to close do I first have the property under my name? I've been told that this is how the flow should go; A. Buy under your name B. At escrow/title company put property under a land trust. C. Then transfer to a LLC in state you reside. ( my case CA) D. Then put in a secondary LLC E. Then to a Family Limited Partnership F. Then finally put in a trust This was also mentioned to me if I owned multiple properties but another question I have is that if I should follow this model from the beginning?
