Thank you for the information. Yes i only live in Arizona. We were planning in moving to California, but that's not going to happen. Can I have the homes in the living trust owned by the LLC? Would this work?

Is there a way to change title to a property out of an LLC to avoid paying the California Franchise Tax. Someone said putting into a trust might work. Any ideas?

I thought Equistream was okay to deal with. Recently Equistream came to Scottsdale, AZ trying to sell it's product. I gave them some money to find properties for me. I haven't received anything from them and have been trying to get my money back for months, Their reply to me is they gave me a link to a list. That which is from the MLS, which anyone can access for a small fee after 90 days of free service. I understand from other investors is they are not the same company they were from the beginning. They are more concerned with the big investors and care less about the smaller investors.

My local post office in Arizona lets me have a physical address also. The box number is converted to a suite number.

I have 2 note service companies I use. One is Madison and they charge $20 a month with Internet access and the other is Allied Servicing which charges $18.50 a month with no internet servicing. I may switch Allied to Madison if they don't get their Internet access working like they promised. I haven't used any of the other servicing companies.

Nancy, I have my rentals in 3 different LLC's. Can I just use the regular Quickbooks Pro? Or do I need a 3 user version?

Thank you for the info.  I'll contact the Title Company and let them know.

My brother dies a couple of years ago.  He had a property he was seller financing.  The property was paid off as far as I know.   The owner just contacted me asking for his final paperwork.  I know my brother did his deal through a Title Company.  Does the Title company take care of this situation or I have to? I was his executor of his estate and when we went through the Probate process which took forever since he owned properties in 2 states, this property wasn't even mentioned since it was already sold and I thought everything was taken care of before he got sick. 

If I have to supply some sort of paid paperwork, can anyone tell me what procedures I have to go through? BTW, the property is in Mercer County, California. I live in Arizona.  Thanks!
