 Thanks for your reply Ronan. Are you aware of any similar syndicates in canada? I do have a day job and not a tonne of free time.

I’m not aware of any Canadian syndicators however one option to find them would be to look at closing records for the asset class in the area you are interested in. You could then contact the buyer to see if they are interested in investors.  Alternatively, you may also be able to invest in US syndicates, as a Canadian.

I read an article in the WSJ, that blew my mind, detailing how companies and individuals are buying digital real estate in virtual worlds. At such an early stage this is highly speculative, especially since most payments are made via cryptocurrencies (volatile), however this segment will undoubtedly mature. Hi @Allen Moore, I'm my experience with renting SFH's in the Chicago suburbs, section 8 tenants have worked out way better for me than market rate tenants in terms of the duration of the tenancy, the rent level and the collections. Good luck!

I’ve invested with Ashcroft on a number of their deals. All are current on preferred returns and I’ve had one liquidity event ahead of schedule. My recommendation would be to plan to achieve a diversified portfolio across sponsors, geographical areas and asset classes. 

Thinner margins are a reflection of overall market conditions so you need to dig deep into the assumptions to understand the risk being taken to deliver those numbers. I’d also suggest a greater focus on return of capital, than return on capital. One deal gone south has a far greater impact on overall returns than a deal completed at 1% less return.

Hi @susana, I’d recommend taking a step back to figure out what you hope to achieve with a 12-cap. High cap rates aren’t indicative of high returns and likely imply low appreciation.

One option would be to invest as a LP in someone else’s syndication as a way to learn the ropes
