Hi Tricia,

Try some credit unions, Conexus, Affinity etc. Each credit union will have their own specific rules when it comes to this. They will be your buyers best bet.

Hey Tony,

If you are using traditional lenders to fund the deal you are going to have to play within their rules, but there is likely a solution for you. You just have to find a bank, monoline lender or alternative lender that has a better rental calculator. Are you working with a mortgage broker or just your day-to-day bank? Different lenders use different rental calculations so it may be possible to get to your desired amount with another lender through a mortgage broker ( I work in Saskatoon as a mortgage broker). Hey Eagle, 

Saskatoon is an awesome city. As Frederick mentioned if you pay attention the police's crime map you can get a pretty good idea of the areas that are ideal and not so much.

I personally would stay in the Haultain, Holliston, Avalon, River and Lawson Heights areas (Developed, safe neighbourhoods that you may be able to find a nice fixer-upper). 

I'm very bullish on the Saskatchewan economy. Tonnes of resources oil and gas/agriculture/potash mining with plenty of future project on the way. 

We're also suffering from the same thing every city in Canada is, no supply of Single Family Homes. Until more houses are built there is going to be a shortage of these types of homes which in my opinion will keep the market tight for these types of properties.  

The downside of Saskatoon would be its winters. They are BRUTALLY COLD and LONG. There can be some dangerous areas of the city. 

I'll let more seasoned investors weigh in on the Cashflow question as it may depend a lot on strategy and building type.

Glad to have you here. There are a few great online groups in Saskatoon that have online/ (when allowed) in person. REIGS Facebook Group and  Saskatchewan FIRE thru Real Estate Investing Group & Meet Up are both excellent.
