Hello BP. I haven't been around in a while. But I have been a member for a couple years. So just a quick background on me. I currently beginning my 3rd year as an Apprentice in the Electrical Union. I.B.E.W (International Brotherhood of Electrical Workers) local #5 Pittsburgh. This was one of my goals because I wanted to do both electrical and real estate investing and figured I could save tons of money by doing my own work. I purchased a "fixer upper" which was a great deal. But, due to personal financial situations I haven't had time to do much work on the home. I upgraded the electrical service my self and 95% gutted the house. I need to get this house finished but I don't have funding. its been sitting for about 2 years. our taxes are pretty low so it isn't like its a deal breaker. yet I know the urgency to get it finish an place a tenant in there. Upon my research, I noticed the pros to having an LLC for protection. but also for funding. I seen another deal that already has tenants in it. its a duplex. I want to form an LLC and purchase that duplex in the LLC so that I can get better funding since it wont be using my own credit and as I build the business credit I can use that for potential future funding. Any suggestions? plus I want to deed the first property over to the business. by the way I haven't formed the business yet. I know the name, i just needed some suggestions before I pull the trigger.

Wow man you have a whole lot going on. But you definitely have a plan. Keep up the hard work. I used to live in the winter springs/ Cassellberry area back in the 90's and in Orlando in 04' and in 06'. I love it down there. I am currently back in the Pittsburgh, PA area. My wife and I managed to purchase a fixer-upper. It's moving slowly but at least we're moving. Once again stuck to the plan and learn as much as you can. God bless!!!

I am currently reading the "investing in real estate with no or low money down" book. so far its a good book. It's awesome to see a strategy in there that i am currently trying out. I thought about using my VA Loan to purchase the home i live in and then posted a forum asking could i use it to invest. i received great support and feed back. i then bought the book and seen it in there.

@Rahul Visal. I want to congratulate you. I also myself I've been through similar situations. I'm not from another country but I began in low income situation. I work my way out of that I now have a decent job. But even though I make more then many in my area. I am still living from check to check. I know real estate is what I want to do for a living. I'm working on my first purchase and know that after that it will be much easier. Your success is an inspiration. I pray that things continue to workout for you

Does anyone know anything about "Blight and Abandonment Laws". Pro's and Con's. How to obtain properties? is it worth it

@ miss Elizabeth. I think you buying two property with your VA loan was a smart idea. How did you pull that one off

Thanks for the info everyone. I am currently going through the pre approval process with VA United Home Loans. They said that the VA sends their own Appraiser but not until we are under contract. Well we are not under contract because he won't give us a price until we get an appraisal. I think I'm in a pickle. Lol

Thank you all. You have given me a lot of useful info. @Bryan C. My wife moved into the property 2 years ago before we got married. i came 6 months later. Initially she lived in the house behind this one. There was an older lady who owned the house. she ran into some health issues. my wife helped her out until her sons came and moved her out of town. we been renting since. talked to him months ago about possible purchasing it. He called like a week ago saying that his moms expenses been running high and tapping her funds. so he asked us if we wanted to buy. that he was trying to do it soon
