Post: Building new apartments

I have been thinking about a 4plex as my first big build and hold investment. In order to cut down on building cost, I would be the general contractor on the build. This would allow me to finance less and be in a better equity position. I'm hoping that would look better to the mortgage company. In my opinion the biggest factors would be the plan being built (2 or 3 br?)and the cost of the property. I'm curious to hear other opinion on this topic as we'll.

Anyone know of a good lawyer who has dealt with real estate deals? Preferably in Brazoria County or South Harris County?

Sharon, The answers are below.

What big things do you see happening there? Over the last few years, this area has expanded highways, added more restaurants, hotels and apartments (about 4 new 50+ units).

What kind of population growth have you had over the last 5 years? Not sure of the actual # but it has expanded.

Where do people go to work - there, or do they commute elsewhere? People work local and commute as well. Traffic is just as bad going to Houston as it is coming from Houston.

If there, what is the predominant industry? Chemical/Petroleum Plants

Is it mostly single family homes, or are there small multis (like 2-4 plexes) and/or apt buildings too? There is a big mix of housing. New apartment complexes have sprung up in the last few years.

How much would a 3/2 home, 1200-1500 s.f. cost there, and what would it rent for? Depends on the Town/City. There are 8 Towns/Cities that are very close to each other (within 9 Miles of each other). It ranges from $40's to $140's.

Hi Sharon! Things are good in Brazoria! I see big things happening in the community and I want to be positioned for success when they occur. It is expanding all the time and in my opinion, there are deals to be made here. That's just a quick recap, not too sure how much info your looking for. Investing in areas outside of this area are not out of the question, but it would depend on how far out. How are things in Cypress?

I just wanted to get a few opinions on the importance of a good CPA or Lawyer. The first investment property I owned was done with fill in the blank docs & no business structure. Would anyone recommend building my team to include a CPA and Lawyer or would I be spending money unwisely? I would be doing buy/flip, sfr & possibly new 4plex rentals.

Hello Everyone,

I'm new to the BP community and am excited to get back into the REI business. I started out with a sfh that I rented for a couple years before I leased to own the unit which helped finance a new construction that I was GC on. I'm currently structuring my business/Company to allow me to start buying & holding or fix & flip.
