I know you're not a lawyer but I guess I was wondering is it OK for me to rent the place out and have someone else moving if these guys do not move in at the start of their lease... And then go after them with the lawyer from all their shenanigans.

I used Cozy background screening / credit score and it was great! I did provide feedback to them to allow more customization for the tenant screening application.

My first rental unit ever and tenant wants to cancel and back out!! I just had the place painted and bought a new washer and dryer and they are supposed to move in this Friday. I sent them several nice emails inquiring about what their concerns are. Sounds like they are just trying to get out of it for whatever reason. They signed a lease. Any recommendations for a reasonable attorney in Orlando who can correspond with them and handle this for me? I basically want them to pay the rent until I find somebody new and I'm not giving the deposit back.

I'm going to install Travertine in my home ... AFTER kids are bit older. Wine and coffee stains difficult to get rid of. It can crack easier. There are some real neat porcelain and composite porcelain products out now. My designer has porcelain tiles that look like hardwood and a buddy has porcelain that looks like marble but much more durable and easy to clean (and cheaper).

Interesting points.. 

My takeaway: 

In some hot markets, in may take a long time or forever for middle class to own a home because of the discrepancy in wages/home prices and they may have no choice to rent. Even if home prices flatten, investors who have buy and hold strategy will reap benefits. 

If rental market becomes unaffordable, that might place upward wage pressure, but this would be a 5 year cycle minimum. 

Corporations who are relocating may have to rethink their strategy; if your labor force can't afford housing, how will you attract talent...I'm trying to do research on where job growth and wage increases are happening now county by county..

Great Idea, we buy in Land Trusts all the time and to me, that's the only way to buy.  You can simply make the trust the street name and/or any name you like.  The seller will have no clue and has no right to no whom the beneficiaries are to the trust.  You can frankly hire a friend/colleague to be your trustee.  Seems like a simple deal.  Think about Walt Disney submitting a contract on anything-anywhere....  would immediately raise the price.  Trusts are the best way to go, good luck...

 Have you had success in obtaining loans/bank financing when purchasing via Land Trust ?

Series LLC's also require separate books for each sub-entity as per my understanding...
