That's actually conservative rent there are new duplexes around this area that are going for around 13 1400.

My attorney fees and permits are going to put me around 610,000 and hard numbers.

but with me being a general contractor I will make sure the quality is there thank you for the input.

Hello everyone I would like to hear some advice or some input I have for lots i can pick up for about 

$14,000 That's a total of $60,000 I can get 4 duplex built for about 120,000 apiece so that's roughly 480,000

And about $75 a square foot so basically I'm starting off brand-new with a total investment of 540,000

With a Gross total of rent at $9600 conservatively. 

But I also found a multi family that rents for about 600 a room and there's 26 rooms which is a Gross total of $15,600 in gross rent but their asking price  750,000 but it's not in the greatest neighborhood so basically my question is buy new in a excellent  A plus neighborhood or invest in a C+ neighborhood ? With upcoming maintenance issues as well.
