Hi Bigger Pockets, I recently purchased some land in Joshua tree and I am looking for a Builder/ Contractor to help me build a 1500 sqft home for STR purposes. I am pre approved for a construction loan and ready to get started immediately. The land is just sitting there vacant and will require grading, a water meter installation, and septic to be added. Hi Bigger Pockets, I am looking for help in the Joshua Tree, CA area buying a plot or two of land to build on. I am based in Los Angeles and I am looking to move asap. I am not interested in buying a house and I have had a hard time finding someone experienced in land development and land sales in this area. I am looking to keep the land under 100k and I want to move on something very quickly that has access to water or well ( open to digging), Septic, within 120 ft of powerlines, and will require the least amount of work to kick things off. Does anybody have any recommendations or referrals?

I have a Airbnb property with a residential "investment property" loan with Pennymac. I understand that Pennymac doesnt allow you to switch the deed to the LLC and I am wondering if I can operate my Airbnb business under the LLC, just as I would if the deed was under the LLC, but without the liability protection? I own this property with a partner who holds the mortgage note with me 50/50. I am asking because I want to set my wife up with Real Estate Professional Status and I am unclear on wether or not the LLC not owning the deed to the property impacts any of this or if it has any implications on recognizing the revenue generated during tax season.

Hi BP, I just bought my first STR with two of my close friends/partners and I wanted to put a partnership agreement together to protect us in the case of someone wanting to exist or if an unforeseen event comes up. We do not have a LLC setup yet and were planning on waiting a few months to kick that process off, but I definitely wanted to get some sort of legally binding agreement in place. Does anybody have a good template we can use or know of any Real Estate Lawyers that can help with a basic agreement for a reasonable price? I really appreciate your support!

Hello BP, I live in Los Angeles, on the western part of first street in San Pedro close to Palos Verdes. I have a newly renovated 4 bedroom house with all the fixings and I have a large backyard that would be perfect for a pool. Its currently March 27th and its 76F outside and the summer weather sticks around until the end of October. I also have a detached ADU that I am renting out in the backyard, and I can envision renting out the main house in a few years. If I install solar, I can get my electricity bill down to $150 a month which includes the cost of running the pool and heating it. Does it make sense to invest into a pool given the market that i am in? I want to use it personally for a few years and then rent the house. I do not believe in selling real estate and plan to keep this house forever. Does a pool increase the value of the property? I have read some articles that it can and cant depending on your market. In LA it ranges from 40k-120k in increased value, but I am not 100% on this. What would you suggest? Are there ways to get around the liability aspect if I am renting the house out? Thank you for your advice!
