Keep your money in the bank and just do a conventional loan.  Banks can close in less then 30 days so with an attractive offer, earnest money you can compete with cash buyers.  You just need a very good and savvy realtor to help sell you and the offer to close.

I am getting ready to invest in my first property. I am looking for a place in the $100-130k range. I have the money to buy it cash but don't know if I should. I understand that I could use as little of my own money as possible and potentially get several properties under my belt. But, could it also be beneficial to pay for it in cash and then use a HELOC to fund additional purchases? Wouldn't that mean that I own the home, can pocket all of the $1000-$1200 rent, and once the HELOC is paid off I still own the property free and clear?

I’m sure that there may be something that I’m missing, but any advise would be appreciated. Thanks. 

I am in the beginning stages of starting an investment partnership with a friend of mine.  I would like to forecast and plan for potential net worth and/or equity increases that we could expect throughout several years.  For example, if we buy X number of properties in year 1, X number of properties in year 2, etc. how will we know when we can expect (using conservative numbers) when we can refi and use that money to fund more properties?  

Is this something that most investors do?  Are there templates that are already made so that I don't have to make on from scratch, or should I just use the analysis tool on BP for single properties and then merge all of the data together.  If I'm way off of the mark here, please let me know.  Thanks for the help!
