@Tim Herman Sorry about that, I accidentally posted the wrong analysis, newbie error. Some information regarding the property no repairs needed other than shower heads and some caulking. I did a thorough inspection and walk through of the property and tested everything 2004 build in excellent condition. The tenant agreed to $1225 a month, good financial responsibility, excellent job, some bad credit decisions. Possibly signing a 2 year contract with the option to lease and purchase once he repairs his credit history.

I am new to investing, currently own one investment property and am in the process of purchasing a rental property within the next couple of weeks. I wish to quickly build my portfolio in 2021. I am looking at all possible investment opportunities, preferably Multifamily and Single Family Rental Properties to begin with. Anybody willing to give some advice on it? Or just simply want to network, learn and grow together! Thanks!
