What’s everyone’s opinion on buying a big apartment complex with family members? Such as something like buying a 10-20 apartment complex between father and sons? Good idea? Or bad idea?

What’s everyone’s opinion for best area for first rental property, I’ve been reading some good books, and want to start investing this year, I currently live in CA but would invest out of state, i will have about 25k in the bank that I can use as a down payment when the time to buy comes. Any advice would help, Thank you
