How long should we keep potential applications that are not current or past tenants in California?  I've looked it up and can only find "Until you're no longer liable."  Well yes, I get that, but how long before we're no longer liable?

The dues are $25/year.  It basically covers the meeting facility.  Typically, they bring water and some snacks as well :-)

@Mandy - sent you email with contact info.  Great to hear from you looking forward to talking :-)

@Alexander - we have one Section 8 tenant but the authority was below the other 3 units rent.  We worked to get them on par with the others.  Love their payment regularity but probably won't do them again until their rent value increases in our area.

@ Garrett - the first 9 months have been a real experience builder.  We took some significant risks on the property...some have come to fruition :-( some others have not :-)  The 4 plex is west of 99 in the Belmont/Olive/Hughes area - Class D kind of property.  Overall, we have good cashflow, comfortable managing it ourselves and have learned tons from the experience.  Lots of new education from BiggerPockets too!  Looking forward to put it all to use again on our next multifamily.

@Tou - Thanks for the suggestions.  I've added "2 Years..." to my reading queue and have already started listening to the podcasts :-)

Hello BP Community, I’m a relatively new investor in the Fresno CA area, picked up a fourplex last June, and was looking for some advice.
