 Yes that’s exactly it, you can use that money for a down payment for another investment, it depends on your goals and wishes. I highly recommend to go to a professional because that move requires a lot of calculations

Sorry Dennis but I take issue with this comment. Top google search result shows my beloved CO, despite being solidly blue, as the 3rd most landlord friendly state: http://www.landlordstation.com/blog/top-landlord-f.... Many other sources list CO in the top 5 LL friendly states, including the #2 and #3 results in my google search which place CO as #3: http://www.rentersinsurance.com/2012/03/8-states-w... and #5: https://www.mashvisor.com/blog/5-most-landlord-fri... respectively. 

This jives with my personal experience land-lording here. I have completed evictions in less than 10 days (the longest I've had to wait was 18 days due to court being closed for a holiday). I can enter a rental property I own without giving a tenant any notice at all. Once I've issued a demand for compliance tenants have only 72 hours to cure or move out. Every time I've been to court for an eviction (even in liberal bastion Boulder) the judges have ruled in favor of landlords 100% of the time, and very swiftly, in my own cases as well as those I have witnessed when sitting in the courtroom waiting for my turn. CO sheriffs are more than willing to enforce judges orders within 48 hours. So not sure how CO despite being solidly liberal could be considered anything less than LL friendly. A rent-control bill was recently killed here. Meanwhile many red states show up on this map as tenant-friendly: https://www.rentcafe.com/blog/renting/states-best-... (although I have no personal experience in those states so I can't say whether the map is accurate). 

I wouldn't be scared to landlord in any state. As long as you know and follow the landlord-tenant handbook for your state, act professionally, screen tenants well (including when buying a tenant-occupied or turnkey property), use a strong lease and enforce it and budget properly for vacancy you should have nothing to fear as a landlord in any state.

Whether you think Colorado is a landlords friendly state or not is based only on your criteria’s, but about the research you show here, none of the websites are up to date. There from 2012-2015 and the last one is from 2018 and just not currently true...

well Nick, like the old say goes "Every deal is different" i think i understand what you had in mind, paying your mortgage faster so you'll own the property faster, witch can be either good or bad depending on that deal specifically. I was a mortgage broker overseas and in some cases that would be a smart move so first go to a professional and get consolation for this deal, second why not expend instead.?

my personal opinion is you should run the numbers on both cases and see witch one you like better

well after evaluating the states by Taxes percentage and LLC costs my top 5 are Alabama Luisiana S.carolina W.virginia & Arkansas.

Hello the smart people of the community,

My name is roy I live in Vegas NV and I’m tired of paying rent and not seeing any Financial freedom on the horizon. My wife and I saved 40k with time and we want to start invest in Real estate, Vegas is super expensive and I feel that we won’t get our money worth here. My question to you all is what are your criterions or what is your way to search for places to invest outside of your own state?
