Thanks a lot @Sara Eastler, for such detailed analysis. This house is short sale so I can't negotiate after inspection. As the prices are falling, I guess I will keep looking for better deals. Are rents also falling in Houston area?

@Jess Hewitt Home warrently is good idea, and I didn't know about tax protest, thanks for sharing this info. 

@Sara Eastler thanks for Home Depot calculator, will try that on next property.

@Rachel PervisI don't consider property tax increase assuming rent increase will cancel it out. You are right I am in tight spot to start with, so the equation might go negative.

@Tyler Bernhard Can you show me some sample deals to get an idea?

Hello BP,

I am writing an offer for my first rental SFR purchase at Houston and would love to hear your thoughts on it.

It needs new carpet and paint, I am estimating 7k for that. Cash on cash is not great (only 5%), but looking at the market, that's the best deal I have seen in last 2-3 months.

Thanks @Mike D'Arrigo, I will check your website and explore Kansas City. In CA I don't get anything good for 150k to start with.

@Michael Seeker I briefly checked the cities you mentioned, mostly not meeting 1% rule (checked zestimate for rent on zillow). I will research more. thanks!

Hello All,

I am new to investing. I have a condo, where I used to live and which is underwater now, converted to a rental when I moved to SFR. It barely covers P&I, HOA, taxes etc. but provides me experience dealing with rentals :)

Now I want to invest in a rental property which 'actually' has some positive cash flow. I was looking at Houston market, but seems there are many rental properties sitting vacant for couple of months. May be oil price drop is impacting the market.

I need help in deciding which market you guys think is good to invest. I would like to buy and hold and looking in 100-150k range. I live in San Diego, CA, there is nothing in my backyard with good rent to price ratio :(
