@Adrian Stamer I'm looking for buy and hold properties with a cash on cash return of at least 12% (of course thats not the only metric) but just to give you an idea. As I mentioned, open to single family, multi family properties. Not particularly looking for major rehab projects since I'm about 2 hours away from Richmond and the logistics become difficult. 

I see you're an agent so let me know if you have properties that might fit the criteria.
