Hey guys,

Looking to purchase my first investment property soon, and I'm strongly considering investing in a fixer upper in an up and coming part of town. I'm not doing any additions or demo, but will need to put in somewhere from $25-$60k of works (still waiting on the showing to get a better sense of budget). repairs will probably include renovating the hardwood, painting entire housing. redoing entire bathroom and a big portion of the kitchen, etc. I will use the BRRRR strategy for this.

I'm not super handy so I will be outsourcing nearly 100% of the work. Does anyone have a good general contractor that they have had good experience with that they could recommend?

Hi,

I am looking to purchase a Duplex in a few months. The seller wants to do seller financing, which I am fine with as long as we agree on some of the fine print. Can anyone recommend a good real estate attorney to me which is relatively cheap and is willing to work on smaller deals (i.e. sub-$500k). Ideally, i would want to attorney to have a good amount of experience with real estate and specifically with land contracts. Also, are attorneys able to be Title Agents as well in Ohio? If so, it would be really helpful to have an attorney who can satisfy that as well, although if not, I'm sure any decent RE attorney could connect me with good title people.

Any info would be greatly appreciated! Thanks!

Thanks @Art Mimnaugh. You make some great points there. This deal just cash flows better than the vast majority of other deals I'm seeing. Also, since I am hoping to purchase this home through an LLC, and am not planning on living there at any point, that shouldn't prevent me from taking advantage of any "first time homebuyer" programs that exist for a future home purchase, correct?

Hi! First time posting in BiggerPockets, but excited to officially join the community! I have been a long time listener of the podcast, and I am looking to get into rental property investing in Columbus, OH, where I have lived now for over 20 years (Go Bucks!).

Currently, I am looking to put an offer on a duplex that is listed for just below $200k. I am able to put as much as 25% down, but would prefer to put less if possible. There are existing long term tenants in place, so I could not do owner occupied financing, which is unfortunate because I have never owned a home before and I would have liked to take advantage of some of the financing programs out there. This is one of the stronger deals I've seen after months of searching in the very hot Columbus market. For now, I am only looking for a lender for this transaction, but I hope and plan to do 1-2 deals a year going forward, so ideally, I would want a lender that can scale with me and is in it for the long term relationship as well.

Anyways, can anyone recommend a good lender that I can speak to to finance this property? I have been speaking with someone at Concord Mortgage, but they mostly do owner occupied, and when they do rental mortgages, they don't like to do LLCs. I just formed a single-member LLC, which I would like to use as the purchaser. Since the LLC has no financial track record, I am obviously willing to provide a personal guaranty, and I have a pretty healthy credit score and debt-to-income ratio . Given all these facts, does anyone have an experienced lender that they could recommend to me?
