Hi - I have a second / vacation home in upstate New York which had an issue and is under maintenance for almost two months. I have a secondary residence home insurance on this house and getting claim back for the mitigation/repair work.

I have this house on Airbnb for short term rental. Can I claim a rental revenue loss for the two months on this house, considering I don't have a short term rental home insurance?

Also If I ask the adjuster the above question what's the risk that my broader home insurance claim would be rejected since I had this house on short term rental?

What are my options?

 Are they aware you use the property as a short term rental? Do you have it endorsed on the policy?

 No. Rental revenue and second home is covered, but doesn’t say short term explicitly

@Crislie P.

Not that great. We are figuring out the reason with our PM. We ended up putting it up on AirBnb early Feb and have had only 1 reservation so far. Being hopeful since this time is usually slow based on my research, and picks back up late spring / early summer. Do you own a property in Windham or researching?

Hey Upstate Investors,

Does anyone own any STRs in Prattsville area? I am looking into an offmarket purchase, wanted to get some perspective on STR demand

Thank you both for inputs abd validating my concern. Going to dig deeper to figure out what's going on

Hey Smoky Investors,

Trying to get some perspective on how much revenue should I expect for a 4 bed 4 bath on top 25-30% of the property in pigeon forge? Airdna data tells me a ~110K for 75th percentile (which I felt low based on some anecdotal conversations) and we did ~100 in 2021 and I know my property could use some cosmetic upgrades to optimize revenue. I want to make some improvements to actually make it top 25% but wondering if the upside is only 10k a year from where I am

Hey Everyone -  I have the need to do some road repairs on a private road up leading up to my house in Ashland/Windham. Would you please share any contacts you might have that undertake such work. Not been having much luck so far. Really appreciate any help. Thanks.

Photo of the road for reference.

Hey Everyone,

Glad to have stumbled upon this thread. I just closed my 4th property (first in upstate NY - Greene county). There was a talk of meet up group on earlier pages. Could someone please let me know if that was created? Currently on the hunt for recruiting property managers and contractors in the area. Also, would be interested to network with fellow investors in the area.

Just as FYI - my other properties are in Smokey mountains (STR) and Lehigh valley (LTR) area. Happy to chat about those as well.
