I'm super interested in the finances and locations. Can someone actually post the following: 1) what cities have you had success in? Or failure? What are some of the cheaper markets(not LA/SF/etc) 2) what exact location works best? I'm guessing downtown, but is there anywhere cheaper?? what area is the best bang for your buck? 3) what type of properties do best? What are some home features that travelers love (e.g parking space in the back)?

Thanks for the tips everyone.

I should have clarified that these pictures would be used for when I list my properties for rent on Craigslist/zillow/etc, not AirBnB (I was just using Airbnb as an example of why photos are critical).

I think it would be nice to have some professional photos stored for anytime I need to find a new tenant... ill ask around KCMO for someone just entering the professional photography world :)

hey BP - a critical piece of AirBnB listings is to have nice, sleek professional photos. I just realized that whenever I list my properties, my photos are usually not that appealing (or at least nothing special). 

I wanted to buy a camera to take some sleek pictures of each of my properties, and then just hold these pics on file for whenever I want to rent them out.

So, without further ado... what is your favorite camera under $1k for taking really nice, crisp photos of your rentals? How about under $500?

What color and material do you guys like to paint your interior and exterior with, in order to make stains appear less prominent? And to make it last the longest?

What color carpets do you guys like?

Also, what's the sturdiest type of material a property can be made of (brick, etc), in order to last the longest?

I don't even know what rents are, but I would stay far away. This is way too pricey for a SFH - stick to something in a more modest neighborhood for under 80k. You'll make more money.

Hey BP - I don't think I've seen a comprehensive list on this forum, so I wanted to outsource this question to the community to see what works best for everyone.

I buy rentals in the Midwest in C+ to B neighborhoods, and I'm always interested in saving money on flooring/painting/etc.

So, what materials do you swear by for lower end rentals? What have you learned about saving costs on CapEx?

Was wondering if anyone had any contacts to an investor-friendly Commercial Real Estate Agent in Kansas City, MO ?

I'm looking to buy small to large apartment complexes, and I wanted to work with someone who has done apartment deals within the area and is knowledgeable with ROI numbers.

If it helps, I look for rentals in C+ or better neighborhoods, and am aiming somewhere around Lee's Summit, Blue Springs, Waldo, Brookside, and Belton. 

Anyone with expertise or recommendations for someone knowledgeable about that area is truly appreciated :)

@Andrew Fidler - what kind of properties and neighborhoods do you invest in where it is $10k per rental? How much work do you usually put in?
