About to pull the trigger on a multi family (2 unit) rental property in Scranton. Tenants in place 3 and 4 yrs respectively. Rent roll is $1,700 and expenses come up to $1,000. Negotiated for 89k (with 25% down). I've run the numbers 100x and they make sense (to me at least). But I've come back here and re-read all the posts about Scranton and I'm now starting to get cold feet. What am I possibly overlooking :(. How do the #s sound at first glance?

@Kyle M. @Kyle M. It's in Old Town (Uptown). If I'm wrong then the zip is 17110. No signed contract yet. I live out if state and I've never seen the property. I just want to get an idea of what the repair costs will be. Houses in the area have sold for between 50k and 70k. I'm driving down soon but as mentioned there is no safe access due to the floors. Thank you.

Family member selling me a house for low 4 figures. The floors caved into the basement (2 floor home) so no access at the moment. How feasible will it be for a contractor to peek in and provide an estimate to see if it is worth repairing? I'm a newbie and am about to die from analysis paralysis in general. Just can't wait to make that first deal. I've been trying!

Newbie here...There is this home in my neighborhood that I have been watching for a while. Taxes have gone unpaid for a while. The owner lives there but the home has been in bad shape. I drove by today and I see that it is fully boarded up. How can I go about finding out the status of what is going on with the property? Thanks.
