Did you ever get any advice on this? I'm in a similar situation.

We have heard of them but have chosen not to close deals through them since we have found better options. We have a lot of investors that are way more flexible.

Who is the top lender you recommend? Thanks!

They are legit.  I've brokered with them quite a few times and while they are not my top lender, they are in the top 5.  When the top ones can't/won't do the deal, Backflip usually will and they are super fast and easy.  My client's have been happy with the draw process and response times as well. All of their products are Dutch-interest and their highest leverage option is a 1st position with a 2nd position loan wrapped with it to get to higher leverages.  Those two things turn some folks off, but if the numbers work, they work.  Get in, then get out.

Cheers!

I currently own several FedEx routes in South Florida.

It's not the easiest way to make money, you need to stay on top of the logistics of things, and keep a good relationship with FedEx, but it's steady money, and once the route is established and you have some reliable drivers, it's good income. These folks often have "pocket listings" and different FedEx route opportunities, both on and off the market: https://capitalbbw.com/categor...

Best to do your homework, and the first year is not the easiest, but once you get the hang of it, it's well worth it.

 Any thoughts on Linehaul routes?

@Roger Segura Did you pay cash or do you have a loan on them?

 Cash

Hi,

Does anyone happen to have any lenders that can do a no seasoning cashout refi at 75% or more LTV using current appraised value? I have two properties in IA that I acquired approx.. 1 month ago.

Thanks!

For most lenders 100% financing is a LOT of risk. For my company, our limit is 85% LTC and 70% LTV. LTC, Loan to Cost, is the loan value to your cost basis (purchase price and renovations) and the LTV is normally based off the ARV, after repair value. I think what you are looking for is a hard money lender that offers a high loan-to-cost ratio, so that you can cover as much of the renovation budget as possible with financing.

Yes that’s more what I was looking for a lead of mine thats done a flip. Great answer thanks!

Kiavi does as long as your are affiliated with the groups I mentioned.

LOL  well you have to buy a homevestors franchise  which cost what ?  and Collective Genius when i joined was 20k for one year.. not sure on the other one.. but pretty steep to get 100% financing for the average person.. plus CG does not just let anyone join you have to have some pretty serious body of work.

Putting $30K down on a house, or $30K into a mastermind for a good network and 100% on your deals financed for a year makes sense if you're doing volume. I'm in the Boardroom Mastermind and they are doing something similar. Not for everyone and I'm simply answering the question provided.

Any recommendations on which one to join? Thanks!

Who are some reputable hard money lenders that offer 100% financing? And can explain the process to a newbie?

Here’s a complete list of lenders offering 100% financing

Feel free to call any of the above listed

 Ha great stuff!

Funny, except he forgot to list Longhorn Investments offering 100% purchase and rehab financing, been doing so (and closing them fast) for many years.

 Do you do Ohio only?

Hey all, for those of you that want rentals 100% hands off, I have unlimited. PM in place, Cash buyers preferred, however I will do seller financing with 30% down, so about 30k,

All the best
