I am! I've got 2 single family homes but am ready to take the plunge and add more...way more. 

I bought one tenant a six pack of Horchata beer once. We buy them Christmas wines too. It keeps them happy and they take care of our properties.

How's it going everyone?!? I'm a full time math teacher, part time everything else but recently really have the desire to focus on rental properties for a possible career change. Middle school math is fun and you really can't beat the time off us teachers have, but you can really only take so much for so long. Anyway, my question is with insuring my 2 rental properties.

Both are single family homes that my family and I use to live in so they are both covered with homeowners insurance. My question is, does a rental property need to carry a different type of insurance since I am no longer living in it or will the old homeowners cover it still despite it being inhabited by tenants?
