The cycle for Multi-Family properties will change shortly. Sellers are controlling now from getting quick relief with the low interest rates. I see the lack-of-inventory here in DC as well but you will get some opportunities by the time you tour FL and AL & back. :)

With a combination of real estate and construction contracting experience, I have been responsible for overseeing day to day management of property acquisitions and sales, tenant build-out, capital improvements and base building projects including build to suit, hard bid renovations and design build contracts.

My work have included; financing and grant proposals, pre-construction planning, budgeting, project scheduling, contracting with architects, engineers and other consultants to oversee plan preparations, as well as bidding and general contractor.

The main focus has been residential with multifamily housing in large mass housing projects. However I have remodeled 2 courtroom suites in the National Courts Building in Washington, DC. Other projects included developments of 18 Class-A offices for GSA Public Building Services throughout 5 other states.

What length for financing term would be appropriate for acquiring lots and constructing single family homes for resale in today's market? Now that the recession is over, what is considerable good amount of time to go again?
