What training do you provide?

Are there desk fees?

What are the commission splits?

Will I receive company leads or floor time?

What marketing materials do you provide?

How many agent do you have?

Are you involved in the community?

These are the question I asked my broker when I got started 3 months ago.

I appreciate your advice,that's what I am going to do. I realize that I am being unrealistic and I need to slow down. I will focus my efforts on finding an investor/mentor where I can do what you recommended.

My goal with these would be to flip them. I know I don't have any money but I would find investors that do. Now that I am really thinking about it, they will probably not take me seriously though.

Your right, I do have to take my time. I have just been so excited learning about investment that I want to get started right away. I am getting way ahead of my self and I need to slow down.

I think I should just find a mentor that can guide me.

Thank you for your advice, you probably just saved me from committing a lot of mistakes.

I wouldn't submit the offer under my name. Ideally I would find an investor that I could send these deals to. They would be under his name or LLC and he would provide proof of funds.

I will have to come up with a more reasonable percentage. This is were I am having trouble because I really don't know how much to offer them. 75%? 80%? I will have to do more research.

Regarding the investor funding my real estate marketing, your right. I will most likely end up getting second job to fund this. I can possibly ask an investor to fund this. I don't know what I was thinking.

Hello,

I am 21 yrs old, I have been a Realtor for 2 months now. Being introduce to BP change my perspective and helped me get my goals in line. I want to start investing in real estate. My main problem is that I live in L.A County which is a very competitive market and I have less $100 to my name. I have gather ideas from members in this community that I think will be great to generate leads and it will just cost me time. Here's my plan:

1. Add all active listings to a database with DOM >100. Email all the listing agents with an offer to purchases the property for all cash at 70% of the listing price.

2. I already mail expire listing but I will teak my letter and postcard. I will offer to re list their property or buy it cash at 70% of the value.

3. Good old fashion door knocking and talking to people.

4. This will require some money, but maybe I can find an investor that wouldn't mind paying for it. Get a list of all out state owners and send me a letter or postcard offering to purchase their home at a discount.

What do you guys think of this plan? I want to get your feedback before I start seeking investors.

Do you guys think offering 70% of the listing price is too much? The original post that I read was offering them 57%, but I don't think that was L.A.

Also when I do come across a great deal, would it be fair to split it 50-50 with the investor. He would have to fund the entire project and I would find it ,sell it, and manage it.

Any suggestions or feedback is greatly appreciated.

Thank you for the information, I just downloaded the guide and the podcast is great but I definitely need to so some catching up.I have my 1st meet up coming up March 5th and looking for more to attend.

I appreciate your advice and I think going with a Niche is the way to go.
