thanks @Daniel Hyman for your reply. I havent found a paid or free REI software that brings all the functionality I need into ine single place. If you know, let me know. Baselane is the closest but it comes with a price tag that eats on your return and still do not provide a full solution. That is why I decided to go for free options :-) Let me know if you know of any other paid or free software that I should consider. Thank you!

Hello BP community! 

I have a portfolio of around 40 properties and have been managing it with free software since I started. Which software would you recommend that are free or very cheap? Here is my list:

Function Name Cost Benefit
Portfolio Mgmt     Stessa Free It provides a portfolio View of your Assets
Property Mgmt     Apartments.com Free It is the cheapest software for landlord and tenants (it does the job)
HOA Consolidator     HOAH.Rentals Free It consolidates all different HOAs' websites into a simple dashboard
Tenant Inspection     Z Inspect $20/month It gives a central place for all my inspection reports (with pics)
Digital signature     HelloSign Free It allows landlords and tenants to sign docs electronically

apartments.com is still the cheapest solution out there. I suggest giving them a try before migrating to others. 

Have you reached out to Stessa via chat-box? It happened to me in the past and they corrected the issue. Their customer service is great. Also check hoah.live, they consolidate all HOA's info into a dashboard. It has helped me a lot, in case you own properties in HOA's communities.

I researched them and prefer apartments.com. They are cheaper for landlords and tenants. Also important to start using sooner rather than later stessa.com (for propertfolio mgmt) and hoah.live an HOA aggregator (in case you own properties in HOA communities).

I use: apartments.com (property mgmt), stessa.com (asset mgmt) and hoah.live (hoa consolidator). 

Hi @Weston Desormeaux, this is a question I went through with my wife a few months ago. We manage a medium-size portfolio with all free software. We decided not to pay for that as none of the paid softwares will fit squarely what we need as REI's. Here is what we decided to go with: Apartments.com (property mgmt) , Stessa (portfolio mgmt) and HOAH.live (HOA consolidator). We decided to go with all free options instead of paying for software.

I am a medium size investor with approximately 40 properties in multiple locations. I like free software :-). 

The only ones I use that I didnt see in Joseph's list is hoah.live and Altos. 

HOAH.Live allows me to consolidate all my properties in HOA communities into one dashboard. Altos gives me RE data before any media outlet. I think they are always ahead of other media outlets.

I dont source deals, because of my reputation they come to me so I wont be able to help there.
