But just to clarify, not all leases have the option to buy at the end of the term?

Would you mind explaining the process of wholesaling this house? 

Let's say the ARV is 80k. Discount 30% = 56k.

Minus Repairs (Estimated 12k) = 44k

Minus wholesale fee (5k) => MAO = 39k

So I would offer to purchase the house for 39k and find a buyer for 44k? A buyer that is willing to purchase a lease option house

Sorry, I am a little confused. Aren't leases always a way to purchase the house unless the lessee decides not to at the end of the leasing terms? What other types of leases are there? 

And how would the buyer profit from it? By simply receiving the payments?

Hello,

So I came across a seller that is leasing his house to someone else and he wants to sell the house.

My intention is to wholesale the house. I still don't have a lot of info on the terms of the lease, but I am not sure how this process would work or if it is possible since the lessee is technically the buyer of the house. Is there a way I can do something about this?

Another question kind of at another topic but about the same seller. He said that he has 4 points on his insurance. What does that mean?

Not really, there is only one 1 mile away. A 2 bed 1.5 bath built in 2007. 
The square footage is the same. It was sold in July this year for 135,000. But then its practically a different neighborhood. 

Even if I increase the range to 1.5miles I can’t find any single-family newer than 1994

Hello,

I just got a lead for a Single Family home 3 bed 2 bath and I am having some trouble to evaluate it right. The owner is asking 270,000 and he owns it free and clear. The house is in good condition, just need paint, new carpet, kitchen renovation and maybe a bath renovation.

Most of the comps within a mile radius are 3 bed 1 bath. And all of them on the price range between 70,000 and 120,000.

There is one comparable that is 3/2 within half a mile and it just sold in March for 230,000

The average 3/2 price within one mile is 190,000 (5 comps)

All the comparables were built between 1930 and 1960. But this house was built in 2008.

The tax value of the house is 76,000. And the estimated value calculated by the software that I use is 127,000.

I understand his asking price since 3/2 comparable houses are much older.

But also usually there isn't such a big difference in the price and the tax value.

Should I consider tax value in this case? What would be your ARV in this case?
