@Rodney Suggs   You have some tradeoffs as others have mentioned.  My #1 thought would be ---where and who are your tenants going to be?   If they are your friends, co-workers, tech people...chances are they're in your neighborhood.   Can you convince them to move to south Dallas to live with you?

The other trick can be where is it allowed.  Chances are almost no place in Frisco will it be allowed...so you might have to look at alternative cities like Dallas.

You might look around for appreciation models and see where the best appreciation happened.   Where will people move in the future who can afford the house you buy?

Okay, thank you for the response! I will definitely consider all of these factors.

@Rodney Suggs it’s not a blanket answer in my opinion. If you’d like to talk it through, send me a DM and we can discuss.

Okay, thank you! I am going to DM you to discuss further.

Hi!

My name is Rodney Suggs, I recently graduated college and moved to Frisco, Texas to work as a Software Engineer in the financial technology industry. I am looking to buy my first investment property early next year(in about 3-4 months).

I have mainly been looking at the north Dallas market because of the nicer areas but have been told south Dallas would be able to give me cheaper options and greater cash flow.

I want to see what the pros/cons are for both sides of Dallas, advice from people who own properties in these areas, suggestions on any other areas, etc. I would like to house hack for a year preferably in north Dallas. But I am open to hearing advice and suggestions since I am very new to real estate investing.

South Dallas will give you a much better ROI on rental income but North Dallas will appreciate more over the long haul. So it really depends on what your long term goals are.

Okay, that is good to know! Are you aware of any areas that have the best of both worlds? Or it is really one or the other?

I don't invest in Dallas, but my advice would be to find a house hack where you can eliminate your monthly living expenses to zero. Where ever you do that you are doing well

Okay, I will definitely try to do that! Thank you for the advice!
