I may be wrong but there is a difference between rent tot own and land contract. Rent to own you get a non refundable deposit then rent for a set time with the OPTION to purchase if they do not thenallmonies are forfeited, if they do then the deposit goes toward principal. You are still a landlord for the term. A LC is a straight out purchase where you are the bank. No repairs and monthly payments go toward the principal. At the end of the term they refi and pay off balance and get it in their name. There are also tax differences between the two as well.

Just something to think about

Glad i found this thread.   We are thinking of investing in the area as well. we are actually headed down in an hour or so. we found a property on mls. it is 2b/2b 1500 SQ ft about a mile off the strip. just got informed it was recently remediated (?) due to drug manufacture. this may be a deal breaker for my wife. @Luke Carl / @avery carl - is this required to be declared if the property is used for a rental?

Lol. I hear ya, as they say there is money to be made in chaos. 

Well I just finished sweeping out the place and other than clogging the filter on my wife's vacuum it did the job.

@David S. and @Mike Reynolds, i spread it two days ago so i'm hoping any and all squatters are dead and can be swept away, thanks for the responses

I found out the hard way about the need for a respirator, should have read the directions.

Hoping to sweep up today and start painting several rooms.

i got in a company called BLINK as a start up. they are owned by Amazon now. i love my systems they work off of WiFi. the cameras are completely wireless the single AA battery lasts about a year and they have indoor and outdoor versions.

Thanks, i hadn't heard that one. i tried to google it but i only came up with bar soap. It says wall world carries it so i will go see. i went to a local farm store and they recommended Diotomacious Earth. i have applied it the same way so if this doesn't work i'll get the soap.

Need folks help for ideas to get rid a fleas. Got the tenant out and had the unit cleaned top to bottom including the carpet deep cleaned. It still smell like dogs but I can fix that.

The problem is we in today to drop off stuff to repaint and within a minute we covered in fleas.

Any help is greatly appreciated. I have folks interested in the unit as soon as it is ready

@timothy doenges I haven't thought of the home Depot tactic but have asked a few and usually get the "I've hired everyone I trust" I'll give the other way a shot.

@Derrik E thanks! I'll look him up. Has he done work for you? What Creek are you from, I happen to be a creeker too
