I am working with a seller that has a tenant that has not paid his rent in over a year. This tenant is a section 8 housing recipient and he worked all through the pandemic. Me seller is now moving forward with the eviction process. She has an attorney on the job who has served him with a notice I’m not sure of the days just yet. My question is with her filing the eviction process plus over due rent is the tenant still granted the 90 days notice?

I’m looking any investor groups in the Los Angeles area.
