Can you buy investment property if you have a Federal Tax lien filed with the County recorders office? My guess is you may be able to purchase but when you go to refinance out, that’s when the lien shows up and snatches any gains.

It helps tremendously. It was my first calculator quote. You said a few things that I need to research in some of the POD cast but I’m learning.

I am new to BP so I jumped on Zillow, found a property and did a Rental Property calculator. All the numbers came back negative which basically means I would lose money. I tried another Zillow listing and it was the same thing. I guess Zillow is looking for market rate and for me to have some space in the deal to make room for improvements and my cost I would need to offer less than the Zillow price correct? Do most of you guys just ignore those numbers or use them to get a range for your offer? It feels like I will not come back with any deals that work if I stay within the range of the Zillow estimates. If my observation is correct how much do you chop off the zillow numbers? Do you have a standard amount or you base it on what you are willing to pay and shoot your shot?
