Same as Grant Cardone claiming college is worthless, but buy Cardone University instead.

Terrell Hills is pretty much Alamo Heights so it’s more expensive there and great schools in AH.

I myself mostly like the west side from downtown all the way to 211. The houses get more expensive, bigger, better and newer the further west you go.

I always find deals there.

As a matter of fact I currently have one under contract that I might wholesale.

They are right. Most of Converse is ok but not near the Big Red plant or in front of Wagner High. ☠️

Wow that’s an excellent explanation thank you very much!   So now I can see the possible problems with 1 meter.  I don’t think I want those problems. Now I’m wondering why would the present landlord keep only 1 meter. Is it extremely expensive to add more?

Yes I heard that landlords can bill back for utilities in the case where there’s only one meter.  But Im most likely gonna pass on the 12 unit.  But I was hoping someone could explain how exactly they bill the utilities on 1 meter.

I would say, yes this is a problem. Not operationally as much as profit wise. There is no incentive to save if one isn't paying for the utilities. And, it's difficult to apportion utilities as there's no way to know who's using what. On the duplex, I would probably split the utilities. On the big unit, I wouldn't buy it if it were me, but it's not me, so you'll have to decide.

Im looking at a duplex and a 12 unit. Both only have 1 meter. I’ve never had this issue so I’m wondering if it will be best to leave it as 1 meter or pay to get separate ones.

I’ve been through about half a dozen. I’m looking for one who communicates and moves fast. Also one who answers txt/email during non business hours. Is that too much to ask for? Any recommendations would be greatly appreciated.
